Floating the San Marcos: where to put a big group in Martindale

Private dock on the spring-fed San Marcos River at the Hilco riverfront estate in Martindale, Texas, with the riverbank and cypress shade in summer

If the whole point of the weekend is the river, the home we'd point you to in Martindale is Pool, Hot Tub, Dock & Gym | Riverfront Retreat, which our family calls Hilco. It's not a five-bedroom house. It's three separate homes on one private riverfront estate: a four-bedroom main house plus two private casitas, six bedrooms in total, sleeping up to twenty-four. If you searched "5 bedrooms" because you were trying to describe a group of a dozen or more people who don't want to share bathrooms, this is the configuration you were reaching for.

The thing that makes it work for a river weekend isn't the bedroom count anyway. It's the dock.

Your own stretch of riverbank, with no public access nearby

The San Marcos is spring fed, which means it runs clear and cool year round rather than warming up and going green in August. Hilco sits on a private stretch of it with a private dock that belongs to your group for the length of the stay. There's no public access close by, so the usual Texas river weekend arithmetic, who parks where, how long the shuttle takes, whether you've lost half the group at the takeout, mostly disappears. You swim, fish, or paddle off your own bank. Most afternoons the only traffic is a kayaker drifting past.

What that buys you is the best float on this part of the river: put in upstream and float back down to your own dock, then walk up to the pool. Outfitters like Don's Fish Camp and Texas State Tubes run the stretch outside San Marcos town limits, through Martindale, and that water moves slower and carries fewer people than the Lions Club float through town. Depending on flow, a float downstream toward Martindale runs somewhere in the two-to-four-hour range. Paddlers with a longer afternoon in mind sometimes run Martindale to Staples, about five and a half miles, three or four hours in a kayak or canoe.

Scull Road bridge is the public access point people use nearby for kayaking, fishing and longer floats. Worth knowing where it is. Worth more that you don't have to use it.

What "six bedrooms across three buildings" actually solves

Big groups usually fail in the same place: everyone has a fine time all day and then, at nine at night, twelve people are standing in one kitchen. The main house holds four bedrooms. The two casitas sit separately on the property, so couples, in-laws, the friends who get up at six and the friends who don't, all have a door to close.

We built it that way because we're a family of six and that's how we travel: everyone together when it matters, and somewhere to go when it doesn't.

  • Multi-generational trips. Grandparents in a casita, kids and parents in the main house, one long table for dinner.
  • Two or three families. Each gets its own front door, and nobody is negotiating a shared bathroom schedule.
  • Wellness or team retreats. The gathering spaces hold the whole group; the casitas let people peel off without disappearing to a hotel.

The long dining tables were built for dinners that run past dark, which they tend to, and the outdoor gathering spaces mean the eating happens where the river is rather than inside under a light.

The hours between floats

River weekends have more downtime than people expect. You float in the morning, eat, and then there's a long warm afternoon to fill before dinner. Hilco is set up for that stretch: a private pool and hot tub, a fire pit for the evening, a playground and trampoline that will absorb every child you brought, and a functional fitness gym built into the workshop, which is genuinely useful if someone in the group is training for something. The Martindale Triathlon, run as a dry tri, run then bike then paddle, is the local reason people arrive already in training.

Pets are welcome. There's an outdoor shower, which matters more than it sounds after a day in the water, and we keep insect repellent on hand because this is a real Texas riverbank and the wildlife knows it.

When you want to leave, town is about ten minutes out. Duett's Texas Club on Main Street has indoor and outdoor stages, a full bar and craft burgers, and it's the place in Martindale where you'll hear live music. The historic district keeps its old architecture, with Harper's Store for shopping. At the Highway 80 Feed Barn you can see the old safe where cotton seed was stored back when the Martindale Dam powered a cotton gin, and the burgers and fries have a following. San Marcos is close: Rio Vista Park, a riverside city park with a pool and splashpad and launch points for tubing and kayaking, is under ten minutes, and the outlets are about a quarter hour. Austin sits roughly forty minutes up I-35, with the airport in the same range.

About that five-bedroom search

Martindale's rental stock will confuse you if you shop it by bedroom count, and this is the one piece of advice worth more than any listing recommendation: the same river house often shows five bedrooms on one site and six on another, with different sleeps numbers attached. Bedroom counts here are a bad proxy for whether a group fits. Count your people, count how many of them need a door that closes, and shop that instead.

By that measure, Hilco answers a different question than a five-bedroom house does. Six bedrooms, twenty-four beds in three buildings. A group of ten rattles around in it comfortably; a group of twenty still has somewhere to be alone. If your group is genuinely five bedrooms' worth of people and you want one roof over all of them, this isn't that house, and we'd rather say so now.

A few things to know before you book

Hilco is a quiet river property in a quiet river neighborhood, and we're straightforward about what that means. Quiet hours run from nine at night to eight in the morning. It isn't a party house and large events aren't permitted. Parking is capped at six vehicles in the driveway, with no street or yard parking allowed in the neighborhood, so plan to carpool. Only registered guests are on the property, and exterior cameras count heads for security.

We don't live in Martindale, but we're usually about an hour away if anything's needed, and the estate is professionally managed by Superhosts, which in practice means you get an answer when you message.

One last note for anyone whose river weekend is really a wellness weekend: if the trip ends up pointing toward Austin instead, we also keep Private Gym | Sauna | Cold Plunge | Backyard in southwest Austin, a five-bedroom house for twelve with a sauna and cold plunge in place of a river. Different trip entirely. But people ask.

For Martindale and the San Marcos, though, the dock is the argument. Book the estate, float back to it, and let the afternoon go where it wants.
